Our reading of the filing · Free to read, no account needed
Investors Title delivered strong Q2 2026 results, with revenue up 17.5% to $86.503 million and EPS up 19.3% to $7.73, led by 23.9% growth in net premiums written and higher investment gains. Operating cash flow improved to $9.8 million for the first six months, and the Company maintained a highly liquid investment base with $20.5 million of cash plus $233.5 million of short-term and marketable securities. The main concerns are faster growth in claims provisions, weaker exchange-services revenue, market-sensitive investment gains and continued exposure to real-estate volumes and interest rates. No material changes to previously disclosed risk factors were reported.
The parts that mattered.
Pulled out of the filing itself, with the figures the company reported.
- Revenue and pretax income accelerated
- Q2 2026 revenue increased 17.5% year over year to $86.503 million from $73.649 million. Income before taxes rose 23.1% to $19.446 million from $15.798 million, implying an operating margin of approximately 22.5% versus 21.4% in Q2 2025.
- EPS rose 19%
- Net income increased 19.2% to $14.633 million from $12.278 million, while reported diluted EPS was $7.73 versus $6.48 in Q2 2025, an increase of $1.25 or 19.3%.
- Title premiums drove growth
- Net premiums written grew 23.9% to $67.542 million from $54.496 million, driven by higher real estate activity and ongoing expansion initiatives. Direct premiums increased 24.8% to $19.750 million and agency premiums increased 23.6% to $47.792 million.
- Investment gains supported earnings
- Net investment gains increased to $4.795 million from $2.104 million, including $3.3 million of gains from changes in the estimated fair value of equity securities versus $973 thousand in the prior-year quarter.
- Operating cash flow improved
- Six-month operating cash flow improved to $9.8 million from $8.8 million. Capital expenditures were approximately $2.9 million for the six-month period, equivalent to approximately 1.9% of six-month revenue of $150.516 million.
- Strong liquid investment base
- Liquidity remained substantial at June 30, 2026, with $20.5 million of cash and cash equivalents, $51.7 million of short-term investments, $130.5 million of available-for-sale fixed maturity securities and $51.3 million of equity securities.
And the other side of it.
The offsets in the same document — the things a summary that only listed the good news would have left out.
- Claims costs increased faster than premiums
- The provision for claims increased 33.8% to $2.783 million in Q2 2026 from $2.080 million, and the provision rose to 4.1% of net premiums written from 3.8%. Management attributed the increase partly to changes in actuarially determined loss-ratio estimates.
- Texas rate cut pressures pricing
- The Texas Commissioner of Insurance approved a 6.2% title-insurance rate reduction effective March 1, 2026. Although the Company expects the aggregate effect of rate changes to be favorable, Texas represents a material market with $16.449 million of Q2 premiums.
- Exchange-services revenue weakened
- Non-title services revenue declined 6.8% to $5.105 million from $5.477 million, primarily because of lower like-kind exchange revenue. Like-kind exchange deposits and reverse-exchange property also increased to $329.1 million from $269.3 million at December 31, 2025, increasing contingent responsibility for those funds and properties.
- Investment gains may be volatile
- Reported net investment gains were $4.795 million in Q2 2026 versus $2.104 million in Q2 2025, making earnings sensitive to market conditions. The Company also recorded $362 thousand of impairment charges on other investments, versus $144 thousand in the prior-year quarter.
- Large incurred-but-not-reported reserve
- The Company held a $39.1 million claims reserve at June 30, 2026, including approximately $36.3 million for claims with no notice. Management notes that fraud, title defects, inflation and changing economic conditions can unexpectedly increase the amount and timing of claim payments.
- Real-estate cycle remains a headwind
- Management identifies interest rates, real estate activity, inflation, geopolitical and military conflicts, government policy and potential federal government shutdowns as factors that could reduce premiums or adversely affect investments. The MBA Forecast assumes 2026 mortgage rates reach 6.5%, while actual conditions may change materially.
