Our reading of the filing · Free to read, no account needed
IREN is executing an aggressive transition from Bitcoin mining to AI Cloud Services, with AI Cloud revenue rising to $128.8 million and contracted future demand reaching approximately $16.6 billion across RPO and lease arrangements. However, the transition has produced a $702.6 million net loss, a $(2.22) diluted EPS loss and a $1.047 billion operating loss, driven by $638.8 million of impairment, sharply higher depreciation and elevated operating expenses. The strategy is supported by substantial financing and customer prepayments, but $13.810 billion of commitments, $7.706 billion of debt principal and significant delivery, customer-concentration and hardware-obsolescence risks make the near-term risk/reward unfavorable.
The parts that mattered.
Pulled out of the filing itself, with the figures the company reported.
- AI Cloud revenue is scaling rapidly
- Total revenue increased to $707.0 million in FY2026 from $501.0 million in FY2025 and $187.2 million in FY2024. Growth accelerated in AI Cloud Services, whose revenue rose to $128.8 million from $16.4 million and $3.1 million, respectively.
- Vertically integrated AI infrastructure strategy
- The company describes itself as a vertically integrated AI Cloud platform spanning data centers, compute and software for AI training and inference. It had executed grid connection agreements or equivalents representing approximately 5GW of power capacity as of June 30, 2026.
- Product roadmap expands into software
- AI Cloud Services revenue grew by $112.4 million year over year, primarily due to more customers and contracts from continued capacity expansion. The company is integrating Mirantis’s k0rdent AI platform into its software layer following the acquisition completed August 3, 2026.
- Large contracted demand base
- Contracted future demand expanded materially: unsatisfied RPO was $5.1 billion as of June 30, 2026, including $0.9 billion expected to be recognized in the following 12 months, while aggregate contracted lease value was approximately $11.4 billion.
- Prepayments fund major expansion
- Operating cash flow increased to $2.10 billion from $245.9 million in FY2025 and $52.2 million in FY2024, driven substantially by a $1.84 billion increase in deferred revenue from AI Cloud contract prepayments. This is offset by $4.72 billion of investing cash outflow, including $2.998 billion for property and equipment and $1.335 billion for computer hardware.
- Financing supports AI buildout
- The company raised $4.743 billion from ordinary-share issuance and $7.238 billion from convertible notes and debt financing facilities during FY2026. It also established a $3.645 billion GPU Financing program to fund GPUs and related infrastructure supporting the Microsoft Agreement.
And the other side of it.
The offsets in the same document — the things a summary that only listed the good news would have left out.
- AI transition caused severe losses
- Profitability deteriorated sharply: operating income moved from a $17.3 million profit in FY2025 to a $1.047 billion loss in FY2026, while net income moved from $86.9 million to a $702.6 million loss and diluted EPS fell from $0.39 to $(2.22). FY2026 included $638.8 million of impairment, $417.7 million of depreciation and amortization, and $449.1 million of SG&A.
- Exceptional capital and funding burden
- Capital commitments surged to $13.810 billion as of June 30, 2026, from $368.8 million a year earlier, with $13.611 billion payable within 12 months. The company also had $7.706 billion of total debt principal and expects significant additional investment in GPUs and data centers.
- Deployment and acceptance execution risk
- The company relies on successful delivery and customer acceptance before AI Cloud revenue generally begins; delays can postpone revenue and trigger delay credits, service credits, damages or termination rights. The risk is material given $5.1 billion of unsatisfied RPO and approximately $11.4 billion of contracted lease arrangements.
- Concentrated AI customer exposure
- Customer concentration and counterparty risk remain material because the company generates a large portion of AI Cloud revenue from a small number of customers, including early-stage or private AI companies. Diversification could reduce concentration but may produce shorter contracts, smaller commitments and greater variability in utilization and pricing.
- Hardware obsolescence and impairment
- GPU technology can become obsolete quickly, potentially reducing market rates for earlier generations and shortening useful lives. The company recorded $638.8 million of FY2026 impairment, primarily involving mining hardware and infrastructure displaced by the AI Cloud retrofit strategy.
- Residual Bitcoin and tariff exposure
- Bitcoin mining still generated $578.2 million, or approximately 82% of FY2026 revenue, although the company expects mining to decline as capacity is redeployed. A 10% change in Bitcoin’s market value would have changed annual revenue by approximately $57.8 million; the company also disclosed a $100 million disputed U.S. import tariff assessment.
