Hovnanian reported a weak third quarter, with revenue down 11.8% year over year to $705.7 million and diluted EPS declining to $(0.70) from $1.99. Deliveries fell 12.0%, underlying gross margin declined to 14.6% from 17.3%, and the company recorded a $2.8 million pretax loss, although backlog value increased 5.1% and liquidity was $379.8 million. Positive operating cash flow of $49.8 million and 12-month liquidity coverage were constructive, but affordability pressure, incentives, high leverage and losses in the West and Southeast remain significant headwinds.

Backlog Value Increased 5.1%
Total revenue was $705.7 million, down 11.8% year over year, while homebuilding gross margin was 11.8% versus 11.7% in the prior-year quarter. Domestic backlog increased 5.1% in dollar value to $881.9 million, with homes in backlog rising to 1,509 from 1,491.
Liquidity Supports Next 12 Months
Liquidity was $379.8 million at July 31, 2026, including $249.1 million of homebuilding cash and $125.0 million of revolver capacity. Management stated that available cash and borrowing capacity should fund working capital requirements for at least the next 12 months.
Positive Operating Cash Flow
Operating cash flow was $49.8 million for the first nine months of fiscal 2026 despite $644.9 million of domestic land and land-development spending. The company also repurchased $18.5 million of common stock during the period.
Pricing Actions and Backlog Mix Improved
Average selling price increased 0.4% year over year to $539,350 in the quarter, and the company raised prices or reduced incentives in approximately 31% of domestic communities. Management also noted a shift toward to-be-built contracts, which generally carry higher gross margins than quick move-in homes.
Northeast Remained the Profit Leader
The Northeast remained profitable, generating $30.7 million of pretax income despite a 19.6% revenue decline. For the nine-month period, Northeast pretax income increased 1.9% to $129.5 million, helped by a $66.3 million increase in land sales and other revenue.
KSA Added Backlog and Scale
The acquisition of a controlling interest in HOV Global added $150.6 million to inventory and $31.7 million of goodwill. KSA contract backlog totaled $191.4 million at July 31, 2026, providing a new source of potential future revenue.

Earnings Reversed to a Loss
Net loss available to common stockholders was $4.5 million, or $(0.70) per diluted share, versus net income of $13.9 million, or $1.99 per share, in the prior-year quarter. Pretax results shifted to a $2.8 million loss from $23.8 million of income.
Deliveries and Demand Weakened
Homes delivered declined 12.0% year over year in both the quarter and first nine months, while domestic net contracts declined 4.6% in the quarter. Management cited persistent mortgage rates, affordability constraints and increased buyer hesitancy.
Incentives Pressured Underlying Margin
Gross margin before cost-of-sales interest and land charges fell to 14.6% from 17.3% year over year, driven primarily by increased incentives and mortgage-rate buydowns. Total SGA rose to 12.3% of revenue from 11.3% because of lower revenue.
West Segment Losses Deepened
The West generated a $5.3 million pretax loss in the quarter, compared with a $3.2 million loss in the prior year, and a $28.0 million loss for the first nine months versus $19.2 million of income. The segment also recorded impairments related to two communities during the nine-month period.
High Leverage Restricts Flexibility
Senior notes and credit facilities totaled $902.5 million net of discounts and issuance costs, while senior notes had a weighted-average interest rate of 8.10%. Management warned that covenant restrictions and its highly leveraged structure could limit financing and growth options.
Geopolitical and Cost Exposure
Management identified the Iran war as a contributor to buyer hesitancy and highlighted tariffs, trade disputes, inflation, recession risk and possible further mortgage-rate increases. Construction costs represented 48.2% of homebuilding cost of sales for the first nine months, increasing exposure to cost inflation.
