Five Point delivered a substantially stronger Q2, with revenue up 86.0% year over year to $13.9 million and diluted EPS of $0.15 versus $0.05 a year ago. Results were driven primarily by Great Park equity earnings of $41.0 million following a $159.3 million commercial-land sale, alongside Hearthstone fee revenue. However, operating cash flow was negative $54.7 million for the first six months, cash fell to $348.4 million, and management expects the balance of 2026 land-sale activity only in Q4, leaving results highly dependent on transaction timing.

- Second-quarter consolidated revenue rose 86.0% year over year to $13.9 million from $7.5 million, driven by higher Great Park management-services revenue and contributions from the new Hearthstone segment. Revenue was modestly below the prior quarter's $14 million.
- Profitability and EPS improved sharply
- Consolidated net income increased to $29.9 million from $8.6 million, while net income attributable to the company rose to $10.9 million from $3.3 million. Diluted EPS was $0.15 versus $0.05 in the prior-year quarter and negative $0.03 in Q1 2026.
- Margins improved and SG&A declined
- Calculated gross margin expanded to 48.3% from 45.1% a year ago, and calculated operating margin improved to negative 54.6% from negative 163.5%. SG&A declined 8.3% to $14.3 million from $15.6 million.
- Great Park land sale lifted equity earnings
- Equity in earnings from unconsolidated entities increased to $41.0 million from $17.1 million. Great Park completed a 17.7-acre commercial-land sale for a $159.3 million purchase price, and Five Point received $43.6 million of related distributions and incentive compensation.
- Strong liquidity and new repurchase authorization
- Liquidity totaled $565.9 million at June 30, consisting of $348.4 million of cash and $217.5 million of undrawn revolver capacity; no revolver funds were drawn. The board authorized a $40.0 million buyback, with $36.9 million remaining at quarter-end.
- Hearthstone adds capital-light fee income
- Hearthstone generated $5.6 million of quarterly management-services revenue and $3.2 million of segment net income. Its asset-management platform had approximately $3.4 billion of AUM across approximately 31,000 lots, 12 homebuilders and 18 states.

- Management expects remaining 2026 land-sale activity to occur in the fourth quarter. Home sales slowed sequentially: Valencia guest-builder sales fell to 78 from 90, while Great Park sales fell to 56 from 82.
- Operating cash use and lower cash balance
- Cash declined to $348.4 million at June 30, 2026 from $425.5 million at December 31, 2025. Six-month operating cash outflow widened to $54.7 million from a $14.9 million outflow, reflecting horizontal-development investment and overhead.
- Debt service and development obligations
- The company had $444.0 million of consolidated net indebtedness and paid $42.2 million of related-party reimbursement principal plus $6.4 million of related interest in the first six months. It also has $484.4 million of performance bonds and $198.9 million of San Francisco municipal guarantees.
- No risk-factor updates; Shipyard transfer remains exposed
- There were no material changes to risk factors from the 2025 Form 10-K. However, the filing says remaining Shipyard land transfers involve approximately 408 acres still owned by the U.S. Navy and remain subject to additional sampling, investigations and potential litigation.
